We will do everything in our power to make sure that the hot tub is ready for your stay, however, we cannot control if a previous guest did not follow our precise instructions. The hot tub heats very slowly and on rare occasions the previous guest will power it off or drop the temperature too low, leaving little time for it to heat back up fully for the next guest. Please be aware of the following potential fees: - There is an additional fee PER PET $35. - We offer a 1-hour early and late checkout for an additional $20 fee. - Smoking indoors will result in an additional $500 cleaning fee. - Lost items can be returned for a fee of $30 + the cost of shipping. - There is a fee of $100 for unauthorized late checkouts past 11. - We have a "minut" noise/ smoke monitor inside the property. - Date change requests are subject to a $30 fee, along with the potential rate increase due to supply and demand for the date requested. - Airbnb automatically calculates the price based on the number of guests and pets that you select. If you enter in the wrong number of guests/ pets, then there could be additional charges. - We require guests to shower before entering the hot tub. We charge a $50 fee if the hot tub is left in poor condition.

The house rules are below and failure to abide could result in you being asked to leave without a refund and/or withholding of your security deposit: -No parties. Additional guests beyond what is on your reservation is not allowed unless the host approves in advance. - We have a "minut" noise/ smoke monitor inside the property. It only monitors decibels and will not record conversations. -Out of respect for our neighbors, we ask that you keep quiet hours from 10 pm until 8:00 am. If you are looking for a place to party, this rental is not for you! - A $50 minimum (up to $250) hot tub cleaning fee will be applied if grass/ trash/ oils are left in the hot tub. Please shower before getting in and use 1 small capful of oxidizer prior to checkout. General hot tub safety - Please do not leave children unattended in the backyard or in the hot tub. Health conditions, alcohol use, and other factors should be considered prior to use. Use at your own risk. Operating the hot tub when water levels are below the jets will cause damage to the pump system and result in additional charges. Hot tub should remain covered at all times when not in use. Jets will automatically turn off after 15-20 minutes. Please turn them off when done using. -Inform host before check-in if you plan to bring your pet. There is an additional fee per pet. We love hosting your furry friends, but it can create a lot of wear and tear on our place. We appreciate you keeping them off all furniture and crated when not under direct supervision. No aggressive dogs are allowed. Please don't leave dogs unattended and clean up after them. -Use coasters on wood surfaces. Avoid leaving standing water on countertops. Do not set hot items directly on counters. -Lost items can be returned for a fee of $30 + the cost of shipping. -Please rinse and leave dirty dishes in the dishwasher. -Please leave trash outside the back door. -Aside from expected use (such as dirty dishes, dirty linens, etc.) please leave the property the way you found it. - Checkout is 11. There is a fee of $100 for unauthorized late checkouts past 11. Please request a late checkout the night before, if needed. -Read the listing details and be aware of the cancellation policy before check-in. We will not give refunds for details that are indicated in our listing. -We are not available past 10 pm to answer questions. -Early and late check-ins are subject to a fee. Great spot. We stayed here to attend a Thunder game and to be close to the area. Place was really cool. Lots of historic charm inside, tons of entertainment options and plenty of space. Jay was really responsive when we had questions. Wouldn’t hesitate to stay here again in future trips.

Although we only stayed one night, it was a perfect and fun place for my friends and I for the weekend. He was extremely responsive, it blew my mind he actually answered my message in the middle of the night. It made all of my friends night. Great stay!

We stayed here in late February for a five-day family getaway with family For the price, the square footage alone made this an excellent value. There was plenty of room for everyone to gather together and also spread out when needed. The home is as described. Hot tub was clean and functional. The fun extras — video games, foosball, and ping-pong — were a big hit with the kids and kept them busy while the adults cooked and prepped for day trips. A few things to note: this is an older remodeled home, and the floors — especially the staircase — are very creaky. Kids weren’t an issue, but adults can definitely be heard walking about. The plumbing worked fine, though flushing toilets caused noticeable pipe noise in nearby sinks. Also, from the outside it appears there are many windows, but most do not open and some are covered by an internal wall doing remodeling. None of this impacted our ability to enjoy our stay, and we would absolutely book this home again.

We loved this place, it was honestly so refreshing to stay here. Even though we are country people it is fun to go to the city and visit family and see new things. One of my favorite Airbnb stays I’ve had. The host was so responsive and got back to us within minutes if we had a question or trouble with something. I love that this place has things todo. We played ping pong till three am. Enjoyed the hot tub for a little bit. We drink tea on the balcony and enjoyed the sunshine. The price definitely fits with the place and is reasonable. Some tips I have: let the hot tub warm up! As soon as you get there turn the temperature up so it has some time to get up to the temp you want. Also, for getting into the place take your time the drive way is a little funky.
